As your landlord, we adhere to The Gas Safety Installation & Use Regulations 1998 – the approved code of practice guide. These regulations state that we have to ensure that the gas installations and appliances installed in your home are checked for safety every 12 months.
The law also applies to you, stating that you must allow us access into your home to carry out the gas service work as it is vitally important for your safety that we conduct this annual check.
The contractors currently used by us to ensure this happens are Kingdom Gas in East Fife (Hill of Beath to Ceres) and City Techincal in West Fife (Dumfermline to High Valleyfield) who are both fully certified and registered with the Gas Safe Register.
Notification and scheduling
Step 1: When your safety check is due, the relevant contractor will write to you with an appointment to let you know when they will be calling at your home. If this appointment is not convenient simply contact them directly to arrange an alternative date for them to visit you.
Step 2: The engineer will then call round at the arranged date to carry out the work. If you are not in, the engineer will leave a ‘no access card’ asking you to contact them to arrange another visit at a convenient time for you.
Step 3: If they don’t hear from you, the contractor will send another letter scheduling a second appointment and reiterating why it is vital that the safety check is carried out. It is important to note that we are charged for every missed appointment and this money comes from the finances that we need to carry out property improvement works so it is important that you keep to agreed appointments or, if you know you will not be in, make sure you cancel in good time.
Step 4: If the contractor still hears nothing from you, we will deliver a formal “Final Notice” by hand, informing you that we will start legal action for a court order to gain entry to the property in order to carry out the gas safety inspection.
Faulty appliances can cause explosions and can also give off poisonous carbon monoxide fumes, with the possibility of fatal consequences. We, therefore, have a legal duty to make sure properly qualified gas engineers check all of our gas appliances every year.
Our customers have a legal duty to allow contractors and colleagues into their homes to carry out annual gas checks. If you do not allow this, we WILL take legal action through the courts to gain access and the costs of doing so could be significant.
